Dear Sirs,
Planning Application
PA 12/01504/B- Extension to rear elevation, 35 Howe Road, Onchan.
The Isle of Man Water and Sewerage Authority has assessed the above planning application and would like to submit the following comments to your Planning Committee.
No Objection: - subject to the following conditions:-
1). Public sewerage crosses this site. The line of the sewer(s) must be identified before development work commences. The sewer(s) must be fully protected whilst all building works are being carried out. No part of the proposed development may be constructed, nor any trees planted, within three metres of any public sewer either at the time of construction or at any time in the future.
2). There must be NO discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Isle of Man Water & Sewerage Authority and the Sewerage Act 1999.
The application states that the surface water from the proposed development is to be discharged to the “existing drainage”. If this “existing drainage” discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided.
In the event that this application is approved I should be grateful if the above comments could be incorporated in the approval notice.
Yours faithfully,
John Kneen
