Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.

The original application for erection of two apartments with garaging to replace demolished dwellings was approved by the Planning Committee despite objections from Port St Mary Commissioners. The Commissioners appealed on grounds of loss of on-street parking and inconsistent roof lines harming the street scene. The inspector found the loss of parking acceptable due to nearby public parking and bus routes, and minor roof line variations acceptable given consistent floor levels, windows and alignment with prior permissions. Significant weight was given to extant and previous planning permissions for similar schemes. The appeal was dismissed, confirming the approval subject to amended conditions including garage completion prior to occupation and access details.
