1. Overview:

The proposed site is subject to a proposed replacement flat roof and conversion of the existing Workshop, located to the rear of the dwelling, into additional living accommodation.

The Flood Risk Assessment is to be reviewed with all other submitted drawings/ documentation.

2. Site Description:

• 2.1 Current

The proposed site currently consists of a two storey dwelling with rooms in the roof attic space. A single storey, lean-to roof, Workshop outlet is located in the yard to the rear of the dwelling. The submitted Survey Drawing number 20 1432W/01 shows the Floor Plan Layout, Elevations and Section of the existing dwelling. The location of the proposed site is also indicated on this submitted drawing.

• 2.2 Proposed

The proposals are to replace the existing lean-to roof with a insulated flat roof and the conversion of the existing. Workshop to additional living accommodation. The proposed development is therefore set by its existing floor levels and the existing foul and surface water drains would be utilised. The submitted Proposal Drawing number 20 1432W/02 shows the Floor Plan Layout, Roof Plan, Elevations and Section of the proposed dwelling.

• 3. Flood Risk Assessment:

3.1 Flood Zone:

The proposed site is indicated on the government Flood Map as being located in an area of “High Flood Risk Zone- (Tidal)”. See extract copy of map below.

3.2 Proposed:

The applicant/owner is responsible for protecting their property from the risk of future flooding. A few simple measures will assist in preparing for future flooding. Such measures are listed in paragraph 4.0 below.

4. Flood Mitigation Recommendations:

It is accepted that the proposed site is located in an area of “High Flood Risk Zone(Tidal)” and is an existing dwelling with set floor levels and the application is simply asking the conversion of existing floor space, (workshop), into living accommodation to allow the current dwelling to be provided with additional living spaces used in association with the existing main dwelling.

In order to manage and reduce the risk the following flood mitigation recommendations are to be adopted for the proposed site;

• • Gullies should be kept free of fallen leaves in autumn as they can cause temporary blockages
• • Regularly clean out the gutters, drains and drainage channels
• • Do not pour fat down drains as this will block them. A grease/fat trap is to be installed on the line of the existing foul drain as part of the proposed works.
• • Make sure the property is fully insured. You may require specialised flood insurance for your property and its contents if there is a history of flooding in your neighbourhood or you are within an identified flood risk area.
• • Provide a domestic flood kit and keep this is in a handy place (torches, first aid kit, essential medicine etc)
• • Familiarise yourself with how to shut-off gas, electricity, oil-fired heating and water supplies, even in the dark

• • Keep a list of useful contact numbers, including Floodline - 686100 and DOI 850000 / 672000
• • Make sure all occupants know what to do and how to keep in touch if the area floods.
• • Installation of flood barriers on proposed external doors.

In order to manage and reduce the risk the following flood mitigation recommendation should be executed upon the issue of a flood warning;

• • Additional flood protection can be provided by the use of sand bags. These are available from your local civic amenity site and can also be purchased from DIY retailers. Bin bags filled with soil are an alternative option. These can be used to create a dam in front of doorways and, when put in a toilet bowl, can prevent sewage entering your home. After flooding they must be discarded as they may contain contaminants.
