25th November 2024 Planning and Building Control, Department of Environment Food and Agriculture 1st Floor Murray House Mount Havelock Douglas IM1 2S To whom it may concern: Re: Proposed Agricultural Storage Building at Slegaby Farm, Slegaby Lane, Onchan, IM4 5BN We write to submit an application for approval for the construction of an Agricultural Storage Building at the above. The following information should be considered a statement of supporting information on behalf of the applicant:
Agricultural Land & Use:
The agricultural land is 183 acres of livestock farming for cattle and for sheep with some land left ungrazed and used for hay production for winter feed.
The gently sloping land stretches from Ballacottier Road to the south to the Creg-Ny-Baa to the North. There are currently no agricultural storage buildings on the site. Hay is currently outdoors on site and transported to site. Farm machinery is generally provided by sub-contractors, stored off site and transported to site as required. The Proposed Building: The proposed building measurers 42.6 x 20.8m with an area of 890 sq.m. The building will be steel framed with green cladding with roller door access at both ends. A solar panel installation is included on the south elevation roof slope to provide power for lighting and power for maintenance and other power needs. Rainwater from the roof surfaces will be harvested in a storage tank and used as drinking water for animals. Excess rainwater will discharge to a soakaway if required. No foul water drainage is required or included.
The Building Use:
The building will be used as storage to make the farm self-sufficient in respect of the required feed and plant \& machinery, including:
- Hay \& feed for all the winter feed needs of the land.
- Plant \& machinery including tractors, mowers and bailers.
- Maintenance of plant \& equipment
It is not intended that that the building will be used for the housing of animals.
The Site:
The site for the building has been carefully considered so as to be central within the land, easily accessible and to be unobtrusive.
The site is accessed via an existing private farm road which forms and extension of Slegaby Lane. Slegaby Lane currently serves 3 resident properties as well as the current farm traffic and has good access from the A18 Mountain Road.
It is important to the applicant the building will not be intrusive within the countryside. Due to topography, low lying position and existing and intervening hedgerows the building will not be visible from the Hillberry to Creg-Ny-Baa section of the A18, Mountain Road. When viewed from the North the green clad building will have a backdrop of trees behind, when viewed from the west a copse of trees will provide a suitable backdrop. The building will be well screened when viewed from the south by large trees immediately to the south of the farm lane.
Traffic:
The purpose of the building is to store all the feed and machinery required on site and reduce or even eliminate the need for transportation to site on a regular basis. For this reason we envisage less traffic on Slegaby Lane and using its junction with the A18.
Services:
No new utility services will be required. No foul drainage will be required. A solar panel installation is included on the south elevation roof slope to provide power for lighting and power for maintenance and other power needs.
