The proposal was approved because the extensions represent 49.61% of the existing 398.36sqm floor area, just below the 50% threshold in Housing Policy 15 for traditionally styled countryside propertie…
Housing Policy 15
Requires extensions to traditionally styled countryside properties to respect proportion, form and appearance, with only exceptional approval over 50% floorspace increase. Assessed as 49.61% increase (197.63sqm added to 398.36sqm), just under threshold; some tension as extensions not fully subordinate but mitigated by design, materials, location and local precedents, fitting policy aims.
Environment Policy 1
Seeks to prevent development adversely affecting the site or surroundings except in exceptional circumstances. Proposal complies as single storey extensions and garage do not unacceptably harm countryside character, screened by hedging, distant from road, with matching materials.
General Policy 2
Sets general development control standards including respecting site surroundings in layout, form and design per Residential Design Guidance. Extensions use matching stonework/render; garage ancillary and proportionate, complying with (b) and (g) subclauses on design and amenity.
General Policy 3
Prohibits development outside zoned areas except listed exceptions (extensions not explicitly listed but supported via HP15/16). Acceptable as householder extensions to lawful dwelling in countryside.
Environment Policy 22
Prevents unacceptable harm to environment or nearby amenity. No issues due to distance to neighbours and no response from highways.
Spatial Policy 5
Requires new development to positively contribute to Island's environment. Proposal enhances residential curtilage by replacing incongruous shed with domestic garage and balanced extensions.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
No further permitted development
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2025 (or any Order revoking and/or re-enacting that Order with or without modification) no extension, enlargement or other alteration of the dwelling(s) hereby approved, other than that expressly authorised by this approval, shall be carried out, without the prior written approval of the Department. Reason: To control development in the interests of the amenities of the surrounding area.
No Objection.
