Time limit

Residential use only, no separate dwelling
The area subject to this change of use shall be used solely as part of the residential accommodation associated with Sycamore House and shall not be occupied, sold, or let as a separate dwelling without the prior written approval of the Department. Reason: To prevent the creation of a separate planning unit and to ensure the development remains compatible with the surrounding area.
Tree retention and protection
All existing trees within the red line boundary, as identified on the approved plans, shall be retained and protected from damage for the duration of the use hereby approved. No excavation, storage of materials, or other operations shall take place within the root protection areas of these trees. Reason: To ensure the protection of existing trees in accordance with the approved plans, in the interest of visual amenity and the landscape character of the area.
No permitted development for buildings or enclosures
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2025 (or any Order revoking and/or re-enacting that Order with or without modification): no free-standing buildings or structures; and no gate, fence, wall or other means of enclosure shall be erected or altered within the extension to the curtilage of the dwelling hereby approved without the prior written approval of the Department. Reason: To retain control over future development in the interests of visual amenity and to prevent intensification of use in a countryside location.
