TOWN AND COUNTRY PLANNING ACT 1999 The Town and Country Planning (Development Procedure) Order 2019

In pursuance of powers granted under the above Act and Order the Department of Environment, Food and Agriculture determined to APPROVE an application by WARDSLEY LIMITED, Ref 24/10043/AIR, for the Information in relation to conditions 4, 5 & 6 for PA 23/00068/B - Access road drainage, soft landscape works and cycle storage at Plot 2, The Lancashire House, Main Road, Santon. at Plot 2 At The Lancashire House Main Road Santon Isle Of Man .

Any details or notes which apply to the approval are set out below. This decision is in relation to the submitted documents:

• o 15 PLOT 2 - PLANNING CONDITIONS DRAWING submitted on the 02/05/2024
• o Elevation - Asgard Extra Wide Metal Bike Shed Storage on the 02/05/2024
• o Plan - Asgard Extra Wide Metal Bike Shed Storage on the 02/05/2024
• o 8582 - ARD01 - Rev A - Plot 2, Former Lancashire, Santon - Carriageway Drainage GA submitted on the 11/06/2024

NOTE The approved documents and plan would be considered satisfactory for the following planning conditions of application 23/00068/B;

• o Condition 4 with the understanding that the dwellings hereby approved shall not be
• occupied unless the proposed drainage has been provided in accordance with the approved plans. Once provided all drainage shall thereafter be permanently retained.
• o Condition 5 with the understanding that all boundary treatments and soft landscaping proposals shall be carried out in accordance with the approved planting scheme and management programme. Any planting which, within a period of 5 years from the completion of the development, in the opinion of the Department is dying, being severely damaged or becoming seriously diseased, shall be replaced by plants of similar size and species to those originally required to be planted. Once provided, all hard landscaping works shall thereafter be permanently retained.
• o Condition 6 with the understanding that the cycle storage areas shall be provided strictly in accordance with the details so approved, provided/erected prior to the first occupation of the dwellings and maintained as such thereafter.
