General Policy 2
GP2 of the IOMSP permits development in accordance with land-use zoning provided it meets certain criteria including (b) respecting site and surroundings in siting, layout, scale, form, design and landscaping; (c) not adversely affecting character of surrounding landscape or townscape; and (g) not adversely affecting amenity of local residents or character of locality. The inspector assessed the replacement conservatory as appropriate in these terms, a visual improvement in the same position, far from dwellings overlooking golf course, with no adverse amenity impacts.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This approval relates to alterations and the erection of a replacement conservatory entrance, as shown in drawing no. 2.7206-101 Rev A and Master/01, both received on 10th August 2012.

The site is zoned for Primary School use in the Douglas (South) Local Plan 1998. The inspector recommended granting permission subject to two conditions from the Planning Authority Statement.
