General Policy 2
Requires development in zoned areas to respect site/surroundings (siting, scale, design), not adversely affect townscape character, local amenity, road safety, or access. Officer assessed the demolition and linked extension as compliant, given rear location, matching materials, and no adverse impacts on neighbours or highways.
Environment Policy 32
Prohibits extensions/alterations detrimentally affecting a Registered Building's special architectural/historic interest. Demolition accepted as existing rear elements are modern, poor quality, lack historic fabric, and their removal does not detract from RB character, fabric, or setting.
Environment Policy 35
Permits only development preserving/enhancing Conservation Area character, protecting special features. Rear works not visible from public vantage points and replacement improves upon substandard existing structures, avoiding inappropriate development.
