Dear Sir/Madam, Ref:- 1900001/B Chimney Stack.. The White House, 1 Drury Terrace, Douglas. IM2 3HY Further to the correspondence and my telephone call to Lucy in the Planning department. This letter is clarifying the reason we want to lodge an appeal against the refusal decision.
There have been damp/water patches in the top flat (3) in the hallway for some time now (at least over 3 years). I have been advised by a couple of builders that it's the stack that is causing the problem.
As you can see there has been work carried out to try to solve the problem.
I, like the refusal states, do not like to remove the chimney stacks and that's the reason I did not apply earlier but the upkeep of it is proving expensive. So, I weighed it up thinking, if it was taken down, which I know is costly as well, then a problem would be solved.
I thought overtime it would dry out but damp/water patches are not drying out. I have had to repaint the area inside the flat where the damage shows a few times now. The current tenant in the flat at the moment keeps me up to date with the situation.
Since the removal of a Chimney Stack back in 2007 I have had no problems with damp/water damage in the area where it had been. I would like you to reconsider your decision as to the taking down of the Chimney Stack. Please find enclosed proof (invoices) that I have tried to fix the problem. I hope this will suffice?
It is difficult to assess the amount the builders have been paid as the work on the stack had been carried out along with other work on the building. I would guess in the region of £300/£400 to include the painting. Along with the scaffold and the hoist hire.
The copies of the receipts start in 2017. This is a proportion of the amount which has been paid out. I do not have previous receipts to hand to pass onto you. I have highlighted the parts that refer to costing.

Flat 3. Make good all doors up to standard for fire regulations and make sure all self-close. Replace hinges on most.
~~Repair roof from hoist as still leaking into flat.~~ Repaint kitchen wall where there is a cold spot.

Flat 2. Strip back wall paper on gable wall and replace. Undercoat woodwork in Main Hall & flat 2. Paint ceiling in bedroom. Fix shower screen. Work on cupboard under stairs put on new hinges and handle. Hire hoist again for White House (leak not sorted).
Paid...£1052 to include £90 hire of hoist. This was paid from personal which was reimbursed on the 15th May
