Design statement

The existing dwelling does not allow for off-road parking and the existing stair access is in poor condition and unattractive. These proposals remedy this by introducing a modest off-road parking bay for a traditional family car and an improved refuge storage area and new access stair. A small refuse area is now located adjacent to the repositioned external steps. By locating the stair to the opposite side of the parking bay this will improve privacy to the adjacent property. Visibility splays to the new road access are excellent in each direction due to the invert curvature of the estate road at this point. To the north of the new driveway entrance traffic calming is located 15 m away as illustrated in view 1. Visibility splays South as illustrated in view 2 provide good view of traffic due to the new entrances elevated position. The third image illustrates the existing garden at the position of the proposed offroad parking bay.
