Description
This application relates to an existing garage building within the curtilage of the property named Ballavoddan which is located off Phildraw Road in Ballasalla. Further to the approval of PA 18/00008/B (Conversion of outbuildings to holiday accommodation, demolition of existing garage and erection of garage / garden store building with car port) in April 2018 our client has requested a couple of alterations to the garage arrangement for which, we have been advised, a new Planning Application is required.
Proposals
The existing garage building to be demolished is of manx stone construction but is not practical for the current owners use. The new building will provide a double car garage with separate garden store. To the rear a second garden store provides space for garden and servicing equipment for the previously approved holiday units. A carport provides a covered space for two vehicles using the cottages. The existing manx stone boundary wall adjacent to the car port is to be retained and the existing vehicle entrances to the site are to remain unchanged. The main difference between the previous garage proposals and this new application is that the vehicle entrance doors are now sited on the north-eastern elevation as this is a more established vehicle entrance and turning space for vehicles. The external finish of the garage is now proposed to be smooth waterproof render finish to south-east, south-west and north east elevations with the gable wall to the roadside still faced with manx stone. In all other details the proposals remain the same.
Conclusion
Our client feels that these amendments to the proposed garage will provide a practical building, in keeping with its surroundings which will serve both the existing house and the new holiday cottages in a satisfactory manner.
