General Policy 2
GP2 applies due to the site's Predominantly Residential Use designation in the Douglas Local Plan 1998. It permits development in accordance with zoning if it respects site surroundings in siting, scale, design (b); does not adversely affect townscape character (c); and does not adversely affect local residents' amenity or locality character (g). The officer found compliance as the minimal door installation within the shelter would not harm visual amenity or character.
Environment Policy 35
ENV35 requires development in Conservation Areas to preserve or enhance character and protect special features. The officer assessed the proposal's minimal impact due to its sheltered location and small scale, deeming it acceptable with no harm to Laxey Conservation Area character, supported by DEFA officer's lack of concerns.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
