Time limit

All windows on the proposed dwelling shall be timber framed and designed as per the approved drawings. Reason: In the interests of the character and appearance of the traditional building.
Matching existing fabric
All work of making good shall be finished to match exactly the existing building fabric in respect of type, size, colour, bond, pointing, coursing, jointing, profile and texture. Reason: In the interests of the character and appearance of the site and surrounding area.
Bat and bird survey
No development shall commence until a bat and bird survey has been submitted to and approved in writing by the Department. The survey shall identify impacts on bat and bird species together with mitigation, where appropriate, including a timetable for its implementation. The development shall not be carried out unless in accordance with the approved details. Reason: To provide adequate safeguards for the bats and birds.
