1.1 The site is a terraced, residential property situated on the western side of Malew Street. The site backs onto the bowling green and tennis courts site which lie between Malew Street, Arbory Street and The Crofts. - 1.2 The property is a traditional one although the rear pitch is finished in concrete tiles. The rear of the property to the south has two flat roofed dormers within it. The rear elevation has two lean to, single storey whitewashed annexes attached. THE PROPOSAL
2.1 Proposed is retrospective approval for the replacement of the rear roof with new concrete tiles. PLANNING POLICY
3.1 The site lies within an area designated as Residential and within the town's Conservation Area. As such, there is a presumption for development to preserve or enhance the character or appearance of the Area as stated in Environment Policy 35 and PPS 1/01 CA/2. PLANNING HISTORY - 4.1 Planning approval has been granted for various alterations including the replacement of windows and doors. REPRESENTATIONS - 5.1 Highway Services have no objection (18.11.19). ASSESSMENT - 6.1 The works are contained to the rear of the building although visible from the bowling green and tennis courts. The previous tiles were not slates, which would have been the originals and what has been installed is very similar, resulting in a preservation of the former appearance of the property. They are also similar to those on the rear of the property immediately to the north. CONCLUSION - 7.1 The works preserve the character and appearance of the property and as such comply with EP35 and PPS 1/01 and are supported.
