Planning Statement, to support the Planning Application for the Regeneration Works to the Highway at the junction of Victoria Street and Duke's Street
The area to the south of Duke Street adjacent to Victoria Street as shown on Planning Drawing P015 is part of the Douglas Town Centre Regeneration Works.
The town centre regeneration works have been identified for the promotion and the revitalisation of Douglas Town and are proposed to enhance the Town's distinct and unique identities, encourage investment and increase visitor numbers, civic pride, public accessibility and public use.
The section of high street, bound by Harmony Homes and Cowley Groves is also identified as being within the Conservation Area. Accordingly the impact of this work has been considered and addressed below.
The existing land use in this zone is shared pavement. The quality of the pavement has deteriorated over time and is in need of replacement. The works that form the application are part of a wider scheme to improve the visual appearance of the Town. It is planned to re-surface this short section of the street with matching materials. These materials will comprise granite setts, within the Manx Palette colour range.
The ground profile will also be subtly modified to provide improved drainage. Indicative visualisations have been provided on Planning Drawing P015, giving detail of the specific works and its integration into the other proposed works along Duke Street.
