The Site
The application site represents the curtilage of an existing residential dwelling, 6 Lyndale Avenue, Peel. The property is a mid-terraced dwelling located on the south-eastern side of the street.
The Proposal
Proposed is the installation of patio doors to replace an existing window on the rear elevation. The existing window is to the rear lounge. It is located at ground floor level on the left hand side of the rear elevation. The window is a timber casement style. A further planning application (10/01792/B) is currently pending consideration for the installation of replacement windows to the property, including all the other windows on the rear elevation except for that subject to this application.
The existing window and brickwork below would be removed to form a new opening. White pvc double doors would be fitted in the opening. The doors would open outwards into the rear garden area.
Planning History
There are no previous planning applications for the application site. However, the following current application is considered relevant in the assessment and determination of this application;

Development Plan Policies
The application site is located within an area designated as Predominantly Residential Use in the Peel Local Plan 1989. The site is located within the Peel Conservation Area.
The relevant planning policies from the Isle of Man Strategic Plan 2007 are General Policy 2 and Environment Policy 35.

Peel Town Commissioners recommend that the application is approved.

Assessment
The site is located with the Peel Conservation Area, so the relevant policies from the Isle of Man Strategic Plan 2007 require development to preserve or enhance the area.
The white pvc frame of the patio doors would match the colour and material of the proposed windows to the rear elevation. The existing windows have white painted timber frames.
The proposed works are located to the rear of the property and would not be readily visible from a public thoroughfare. It is considered that the proposed works would be minimal and would not have an impact on any of the special features of the Conservation Area. In addition to this, it is judged that the proposal would not have any adverse affects on any of the neighbouring properties.
Recommendation
For the above reasons, this proposal is considered to be acceptable and is recommended for approval.
Party Status
The local authority is, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered an "interested person" and as such should be afforded party status.
