INTRODUCTION The following application is to be assessed against the criteria set out in Part 3 - Minor Changes Applications of the Town and Country Planning (Development Procedure) Order 2019 specifically Articles 21, 22, 23 and 24.
BASIS OF APPLICATION
- 21(1) This is the only minor changes application that has been made in respect of any particular grant of planning approval.
- PASS - relates to 20/00648/B and no other MCH applications have been received for this application.
- 21(2)(a) The Minor Change Application relates to the grant of planning approval in respect of a building
- - PASS - relates to erection of a garage
- 21(2)(b) The application specifies what minor changes are being sought
- - PASS - the application form specifies that the application proposes: Moving of the garage by 1m towards the north west.
- 21(2)(b) The application specifies why the applicant considers the minor changes to be of a minor nature PASS - The application form states the following, "The retaining wall following structural engineer's designs has required the overall workshop to move approximately 1m away from the boundary between Ballakinnag New House and Ballakinnag House. No other alterations have been undertaken. The client has not be afforded any additional benefit with this move.
Due to the nature and resulting factors of the move we would say that the overall significance of the move is deemed de minimis, ie of no significant interest or not in the wider public agenda to pursue. As the overall location, style and size of workshop has not altered."
- 21(2)(c)(i) The Minor Change Application does not increase the number of dwellings or buildings for which planning approval has been granted
