In pursuance of powers granted under the above Act and Order the Department of Infrastructure does hereby REFUSE the following application made on behalf of:

which was considered on 16th March 2012, for the reasons set out below.

Reason(S) For Refusal:
- The creation of two additional flats within the property would intensify the use of the building whilst providing no off-street parking. This would have unacceptable impacts upon on-street parking in this location and would fail Housing Policy 17 part (a).
- The proposed additional flats would have windows facing only to the rear of the site and as such would not be provided with a pleasant clear outlook as required by Housing Policy 17 part (b).
This decision was made by a Senior Planning Officer in accordance with the authority delegated to them under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
