General Policy 2
GP2 permits development in line with zoning if it respects site/surroundings in siting, scale, design; avoids harm to landscape/townscape character, resident amenities, and provides satisfactory access/parking. The officer tested the extension against criteria (b), (c), (g), (h), finding it compliant due to subservient scale, limited visibility, no amenity harm, and shared access. Paragraph 8.12.1 supports extensions in built-up areas without adverse impacts, which this modest proposal met.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Ancillary use only
The creation of a one bedroom ancillary extension hereby approved shall not be occupied at any time other than for purposes incidental to the residential use of the dwelling at Farmhill Farm and shall not be occupied as an independent dwelling unit. Reason: To ensure proper control of the development and to avoid any future undesirable fragmentation of the curtilage.
