General Policy 2
Applies to Predominantly Residential areas with presumption in favour of development meeting standards on siting, scale, design, amenity, highway safety, services, and flood risk. Officer tested proposal against criteria (b), (c), (d), (f), (g), (h), (i), (j), (l), finding compliance due to matching setbacks/heights, tree screening, improved access, no flood risk, and no amenity harm.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Access construction
Prior to any construction the access shown on E&F Design drawing no EF-281 PA-002-HW shall be constructed and the visibility splays shall remain unobstructed at a height of 1.05m thereafter. Reason: In the interest of highway safety.
Tree and root protection
Prior to the undertaking of any works, other than the alterations to the access referred to in condition 2 above, the tree and root protection works shown in drawing PA-002A must be completed. Reason: To ensure that existing trees which are important for public and private amenities, are retained.
Car parking and manoeuvring
Prior to the occupation of the dwelling the car parking and manoeuvring areas shall be provided and remain free from obstruction thereafter. Reason: To ensure that the strategic plan car parking standards are met in the interest of highway safety.
