Supporting Information Statement For Proposed Single Storey Extension, Internal Alterations, Rear Terrace And Garden Shed At 30 Mines Road, Laxey.
Scope of Works
The owners of the above property would like to replace the existing single storey, timber framed structure to the front of the above property which is in a poor state of repair and not in keeping with the surrounding area. The property is located within the Laxey conservation area and the current owners would like to improve the visual appearance of the property whilst better utilizing the space provided by the single storey structure. In order to make the space more practical the owners would like to construct a new single storey extension (slightly wider than the existing) which will be finished with render and reconstituted roofing slate to match in better with the existing building.
Whilst carrying out these works they would also like to incorporate some additional openings to the rear along with a first-floor terrace which gives access to the rear sloping garden. The terrace will enjoy the sun from mid-afternoon onwards and will be screened to a certain degree from the road. Privacy fencing has been indicated to both sides of the terrace to maintain privacy between the property and the neighbours.
Finally, the owners would also like to construct a metal clad shed in the rear garden. Due to the size of the shed and the fact that the property is located within a conservation area we believe this structure will also require planning permission.
Design Proposals
Following pre-application advice from the planning department the applicant considered the option of removing the existing single storey timber building and replacing with a single or two storey extension to the other side of the property. However, they feel this will have a negative impact on the views afforded of the Laxey Wheel and surrounding countryside from the existing property. Although the additional space afforded by a two-storey extension would be beneficial unfortunately the budget will not stretch this far.
The proposals have been developed to take on board the planning departments comments in relation to the roof pitch and height of the proposed single storey extension whilst maintaining the original location. Using a roof pitch to match the main house, the proposed ridge line will extend approximately 150mm above the cill level of the window to the side of the adjoining property. This window has an approximate height of 1.7m so we feel our proposals will not have a negative impact on the neighbouring property. It is also thought that the window to the side of the neighbouring property serves a room which also has windows to the front elevation.
The applicant has met with the neighbour to discuss the possible impact and the neighbour has confirmed they have no objections to the proposals.
The replacement extension will have an impact on the existing bedroom window to the front of the property however to compensate for this a new full height opening has been incorporated in the rear elevation.
Several properties along Mines Road have incorporated a terrace area to the rear and as this will not be visible from the road should have minimal impact on the conservation area. Similarly, the garden shed will be screened from public view except for a fleeting glance when passing on a tram.
