Heron & Brearley Ltd – Design Statement in support of the development of a vehicle maintenance workshop within part of the existing warehouse
Introduction
As a major brewery and logistics focused business that transports significant amounts of products on, off and around the island Heron & Brearley have 57 fleet vehicles (25 cars; 16 HGVs; 16 Vans) in the Isle of Man that under Health and Safety law need to be inspected and serviced on a regular basis. This equates to over 220 safety checks/services per year. There are also 63 trailers in the fleet, which because of the natural movement of transporting goods to and from the Isle of Man needs an estimate of 120 safety inspections locally.
These demands are currently met through a mixture of off-site maintenance where some elements of work is outsourced, and on-site maintenance by their own in-house mechanics.
At the moment the on-site work is carried out in open air which is far from satisfactory particularly in winter months.
Heron & Brearley can achieve more robust control of the vehicle maintenance process by having all routine maintenance work carried out in-house. The purpose of this application is to therefore establish a fit for purpose vehicle maintenance workshop that will allow this to happen.
Proposal
The workshop is to be formed in three bays of the existing warehouse immediately adjacent to the lorry park where new roller shutters with ramped access can readily be installed.
This chosen location, which is the end of the building where there are no domestic neighbours, is the least disruptive to the on-going brewery and logistics operations.
The overall impact on traffic movement will be positive in that vehicles movement on and off-site will be reduced by vehicle maintenance being carried out on site, and the addition of fire separation in an otherwise large open plan warehouse is also an improvement to the current situation.
Conclusion
The creation of a vehicle maintenance workshop will be of huge benefit to Heron & Brearley as it allows them to take full control of their vehicle maintenance duties.
The proposal fits with their business profile, has no impact on others, and is environmentally beneficial due to the reduction in traffic movement.
