all of which provide details to support our planning application for:
1) Re-instatement of retail units to numbers 17 and 19 Malew Street. 2) Creation of storage for use within the Callow's Yard complex. 3) The introduction of a ginnel/link for pedestrians between Malew Street and Arbory Street. 4) Creation of basement access from the ginnel. 5) Creation of 2 one bedroomed apartments fronting onto the internal courtyard, accessed from the ginnel. 6) Creation of formal gardens and low maintance square. 7) Creation of external seating area for use in association with the café/restaurant at 10 Arbory Street. 8) Relocation of the bin stores for the complex to 14 Arbory Street.
Each item is detailed as set out below to provide information behind the design and access.
1) The original concept allowed for small bespoke concession retail units in this location. Access to number 17 will be through the
architects development consultants interior designers project managers
existing access onto Arbory Street and access to no 19 is proposed via the ginnel. Each unit is to be provided with dedicated WC and storage areas with internal access to each. 2) As a whole, Callow's Yard suffers from lack of storage and it is proposed to create 4 independent secure stores accessed directly off the ginnel. 3) Callow's Yard previously provided a pedestrian link from Malew to Arbory Street within the shops. It is proposed to create a similar link which will be permanently open to the public. It is NOT proposed to make this secure to encourage pedestrians to use it frequently as unrestricted. There is a dedicated route for wheelchair access and steps for ambulant disabled. 4) The existing secure basement storage will be provided with independent access directly off the ginnel. 5) The 'rear' courtyard accommodation will be converted to provide ground floor fully accessible disabled accommodation units accessed from the ginnel. 6) I. The ginnel will link directly with an existing route to Arbory Street. A defined route is proposed through the courtyard area which is known as the arena. This will be paved in contrasting finish units to identify the pedestrian route. There is an existing wheelchair access as defined on the proposed plans. II. Raised beds will be provided to introduce colour and greenery within the area. These will further emphasise the direct route creating a "boulevard" appearance by introducing specimen small trees as identified. These will be installed into dedicated tree pits. III. Street furniture will be added to the recesses including benches, waste bins and low level lighting. IV. Raised informal terrace areas will be provided to add interest and create open space for the residents of the complex. 7) A designated seating area will be provided for use by patrons of the café/restaurant at 10 Arbory Street during good weather. 8) Discussions have taken place with Castletown Town Commissioners to review the existing refuse provision and it is felt that a revised management may improve the current situation which requires the bins to be dragged from the store, past a dwelling and onto Arbory Street for collection. We propose to relocate the bin-store to No 14 Arbory Street, to change the receptors to 1100 wheelie bins, providing the
equivalent of 1 per 6 residential units. Four of the town houses will have 240 litre domestic type wheelie bins. The commercial properties will use the CTC commercial bags and deposit these in locked commercial bins also housed in this location. Eight of the bins will be for domestic use and six will be designated for commercial use. Access to the bins for the users will be through locked gates from within the arena. Access for emptying will be from Arbory Street through locked gates. Revised elevations to indicate the appearance are included in the planning proposal. The management at Callows Yard would ensure that the collection access to the bins is agreed with the CTC designated contractors.
