General Policy 3
General Policy 3 restricts development outside zoned areas except on previously developed land where the continued use is redundant, redevelopment reduces landscape impact, and results in environmental improvements. The officer assessed the site as previously developed land with redundant garage and shed; the proposal replaces them with a modest building that improves the site due to better design and screening, complying with the exception criteria.

Conditional No Objection**No Objection:** - subject to the following conditions:-; It is noted that the surface water from the property is to be discharged via a soakaway. The use of soakaways are subject to Building Control approval and if this approval is not granted, the Drainage Division would not give permission for the discharge of surface water into the existing foul system and an alternative means of disposal would have to be sought.
Conditions requested: There must be NO discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Isle of Man Water & Sewerage Authority, Drainage Division and the Sewerage Act 1999.; Public sewerage crosses this site. The line of the sewer(s) must be identified before development work commences. The sewer(s) must be fully protected whilst all building works are being carried out. No part of the proposed development may be constructed, nor any trees planted, within three metres of any public sewer either at the time of construction or at any time in the future.
