Strategic Policy 4
Requires protection/enhancement of Conservation Areas. Officer assessed demolition against this, finding poor condition justified loss despite regret, as replacement would enhance setting.
Environment Policy 35
Permits development preserving/enhancing Conservation Area character. Applied to assess demolition impact; buildings (esp. No.8) did not positively contribute, warehouse unsalvageable.
Environmental Policy 39
Presumption in favour of retaining positive contributors to Conservation Areas. Overridden by structural evidence showing great cost to retain Bridge House/outbuildings.
no objection to this application
Private individual J D Wertheim and Community Planning Service objected to the demolition due to heritage impacts on North Quay Conservation Area, while Douglas Borough Council raised no objection.
Key concern: Demolition inconsistent with conservation area policies presuming retention of contributory historic buildings
J D Wertheim
ObjectionI am writing to object to the above applications; the general presumption will be in favour of retaining buildings which make a positive contribution to the character or appearance of the conservation area; consent for the demolition of a registered building should not be expected simply because redevelopment is economically more attractive than repair and re-use; There is no evidence whatsoever in the application that the applicant has made any efforts to address these requirements
Douglas Borough Council
No ObjectionDouglas Corporation have no objection to the proposals listed below
Community Planning Service
ObjectionThe façade at least of RB No6 Bridge Road should be saved, and redeveloped to the rear on a scale sympathetic to the Railway Hotel
