Chimney Rebuild Planning Statement
The Red House, Victoria Road, Douglas.
Existing Position
The home is presently being reroofed. The house has three chimneys, the main chimney (Area 1 on the drawings) is adjacent to the front door and is brick built, it serves the flue and is still in regular use. This chimney has recently been re-pointed.
The other two chimneys (Areas 2 and 3 on drawings) were originally brick, but have been over rendered. The render is coloured red and marked out to resemble brickwork.
When looking to weatherproof the roof to the central chimney (Area 2), it was found that the render was holding water and that the brickwork core was unstable.
This smaller chimney has been dismantled for safety and the ‘hole’ temporarily tiled over to keep the house watertight.
The other larger chimney (Area 3) is also rendered and has horizontal cracking, suggesting it is also in poor structural condition.
Future Work
The Red House has recently received planning permission for a new extension (PA/11/01607/GB & PA/11/0108/CON).
The brickwork for the new extension will match the existing house.
Proposal
That both rendered chimneys are to be rebuilt in brickwork to match the existing house. The red ‘Ruabon’ brick details will be replicated and the bricks set aside from the demolition.
This work will be done in conjunction with the new extension.
