Fireplaces reinstatement
All fireplaces removed during the construction period, are to be reinstated in their original locations on completion of works.
Balcony repair materials
The works to repair and replace sections of the balcony must be carried out in cast iron in a pattern that matches the exiting in terms of material, detailing and fixing.

For the avoidance of any doubt, the Ground Floor window to the Front Elevation MUST be a faithfull replication of the existing paired sliding sash window in painted timber in terms of its opening method and framing details.

Conditions requested: The proposed alteration/extension must be connected to the existing drainage system to comply with Building Regulations; if a new connection to the public sewer is required, this must be carried out in a manner acceptable to the Isle of Man Water and Sewerage Authority; All drainage works must conform to the requirements of the Isle of Man Water and Sewerage Authority’s “Manx Sewers for Adoption” and all necessary inspections/surveys [including CCTV] are to be carried out at the developer’s expense; Should this alteration/extension require a new connection to the public sewer, and in accordance with the Sewerage Act 1999, a communication fee will be payable to the Isle of Man Water and Sewerage Authority; There must be NO discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s); If this “existing drainage” discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided
