Dear Sir / Madam Re: Alterations to 6 Windsor Terrace, Douglas Please find enclosed a planning application for the above works together with the appropriate application fee. The following is a brief statement to assist in the consideration of this application.
The proposal is:
- Create covered area within existing sunken (Lower Ground Floor / Basement yard)
- The roof of the covered area is proposed as a balcony, accessed from a half landing between ground and first floor levels.
- Access to the balcony will be provided by forming a new door opening with an existing landing window.
- All materials used, render, parapet mouldings, doors etc will be detailed to match the existing and be totally in keeping with the dwelling.
As the works are located within a conservation area we would like to highlight the following:
- The proposed balcony is located just 1.8m above pavement / street level.
- The boundary wall fronting the property is approx. 2.6m high.
- The balcony and persons standing on that balcony will not be visible from either side of the road as illustrated on the section drawing.
- There is no pavement on the far side of Windsor Terrace.
When considering overlooking and impact on neighbours, the following should be noted:
- The neighbours will be supportive of the application.
- The yard of the adjoining dwelling has been infilled with a flat roof and obscured rooflights, overlooking of the amenity space of that property will not be a factor.
- The windows of the adjacent property nearest to the balcony all serve non-habitable rooms.

Purpose of application: The applicants, Mr \& Mrs Butler, are "senior" and whilst having a beautiful garden to the east side do loose the sun from mid-day in that area and as such lack a sunny amenity space. It is found that the area which gains the best afternoon / evening sunlight is the west facing yard area. The applicants wish to create an area to quietly sit and enjoy the space and add to the amenity value of the town house.
As you will see from the photographs and / or a site visit the applicants have personally made great efforts to restore and enhance this beautiful building using only but the best traditional and reclaimed materials to do so.
