The Planning Committee Planning and Building Control Department of Infrastructure Murray House Mount Havelock Douglas IM1 2SF 8th December 2025 Dear Sirs The plans in regard to the following application have been considered by the Commission:
25/10136/AIR Field 612727 Baldrine Road Baldrine Isle Of Man Information in relation to Condition 14 of PA 23/00388/B detailing surface water drainage plan. At the initial planning and appeal stages, the Commissioners and neighbours had submitted strong and robust comments regarding their concerns that this development will exacerbate the flooding situation at properties in the vicinity on the Crescent and properties beside the A2 on Main Road, Baldrine. There are no referenceswhich would act to alleviatethese concerns in the submission made here. The Commissioners request that reference is made to DOI’s Flood Risk Management Team before any approval is given to the plans submittedhere. The consequencesbeyond the site are potentially catastrophic, particularlyfor residents of the Crescent and at the lower end of Baldrine Hillon the A2. The effect of the additional storm water drainage that will be generatedand flow off site must be assessedcarefully. Properties out-with the application site will be placed inan extremely vulnerable positionifa cursory approval is granted to the developerand thepotential for storm water run-off is not effectively addressed.
