Proposed works to:

Dawn View, Pinfold Lane, Lonan, IM4 7HW.

External finishes.

External walls to be cement rendered and painted white with a silicone based external emulsion paint to first floor. Ground floor to be clad in 60mm EWI and skim coated and painted white to match first floor.

Existing 20" x 12" slates to be reused on new roof. Any additional slates required to match existing.

All external windows to be 70mm Rehau anthracite grey uPVC frames, sat on a 150mm external sill. Glazing to be 42mm toughened triple glazed units, with reflective coatings and argon gas filled.

New front door (to west elevation), to be anthracite grey composite door with chrome pole style handle. All three bi-fold doors to be 85mm anthracite grey aluminium doors with 38mm toughened triple glazed units and chrome lever style handles. All facia boards and barge boards to be 225mm x 18mm pvc in anthracite grey. Soffits to be white hollow soffit boards. All rain water goods to be black round plastic goods. Balcony to be stainless steel handrail, powder coated in black, with black powder coated balustrades.
