The Applicant:
The applicant is Mr Shane (Max) Skelly who intends to lease the land from the current owner.
The applicant has experience and qualifications in Arboriculture, Horticulture, Permaculture, Bee Keeping & Basket Weaving.
His family have a plant-based diet, eating local & chemical free produce wherever possible and with their own expertise have ambitions to produce their own on the site and selling any surplus at local markets.
The Site:
The 1-acre site is located off Top Crosby Road and accessed by an existing farm lane from an existing entrance with good visibility.
The building is to be located 97m for the nearest highway and located adjacent to the Northern boundary of the site. The building will have a backdrop of high hedges and trees so as not to be visible from the public roadway.
The site is in the ownership of Mr Daniel Potts with a proposal to lease to the applicant. Mr Potts owns and operates The Braaid Farm, which has an area of 65 acres, is currently mainly used for the grazing of sheep. The farm is located above Crosby on the Lower slopes of Cronk Breck mountain. This site by virtue of its size (1 acre) and its location remote from the farm make it uneconomic for the landowner to utilize this parcel of land as part of the larger farm holding.
A previous planning application (18/01157/B) for the use of the site in connection with The Braaid Farm was unsuccessful.
Proposed Land Use:
It is proposed to use the land for private horticultural purposes using permaculture methods to produce food for private family purposes and selling any surplus at local markets.

It is not intended to sell any produce from the site and once established should be largely self maintaining requiring infrequent visits. There will be irregular use of the existing entrance.
The site is deemed idea for horticultural due to soil conditions, available south facing light and shelter afforded by the hedging surrounding the site.
The Proposal:
To allow the site to be properly utilized as a horticultural holding there is a requirement to provide a small storage building for equipment. Providing a building will ensure that the equipment is kept dry & secure and out of sight within the site.
The proposal is to construct a storage building to facilitate a proposed use of the site for Horticultural purposes. The building is a 12 x 7m (84 sq.m.) steel framed small lean-to agricultural type building. The maximum height of the building is 3.65m. The cladding of the building is proposed to be olive green so as to allow the building to be inconspicuous in its setting.
The building will be used for:
- Storage of equipment including hand tools, rotavator, midi-tractor, topper (mower)
- Storage of Organic fertilizer
- Storage of Compost & on-site composting
- Storage Seeds & plants
- Propagation of seeds and plants.
