Planning Justification Statement
We are applying for planning permission to make various changes to our property. Our aim is to ensure the property is in keeping with the local area, and that all changes made are appropriate for within a conservation area whilst working towards improved energy efficiency.
We wish to replace the current main roof coverings with natural slates to match those of the property joined to the right, and most of the other surrounding properties. The new coverings will ensure the water tightness of the property and increase the $U$-values and energy efficiency of the property (please see figures 1,2 and 6).
We wish to replace all the windows with Rehau Heritage 'Period Style' Vertical Sliding Windows (please see figures 1, 2, 3 and 6). The current windows are generally in a poor state of repair and are only single glazed. The new double-glazed windows will provide a reduction in noise levels from outside, a greater level of security, and an A rating for energy efficiency (please see figure 7). They will be white with internal Georgian bars, to remain in keeping with the current windows and those of the surrounding area.
We wish to replace both external doors with timber doors in a style in keeping with the age and type of property, and sympathetic to the properties surrounding (please see figures 1, 3, 4 and 5).
We wish to install a new boiler flue through the rear main roof slope of the property. The current boiler is approximately 20 years old and is inefficient so must be replaced. We plan to install a modern gas fired condensing boiler. The current flue exits the property through the attic gable wall above the neighbouring property's roof and is not considered satisfactory. As it does not comply with current Building Regulations, it must be repositioned (please see figures 8, 9, 10 and 12). As can be seen on figure 12, the flue would be below the ridge and so not visible from the front.
We wish to add an additional use of the dwelling as self-catering tourist accommodation. We believe that the use of the property as tourist accommodation will not compromise the amenities of any neighbouring residents, and will have a positive impact on the locality, bringing tourists and their expenditure into Castletown supporting local businesses. Please see figure 11 for a floor plan of the property. Katy Ashwell from Visit Isle of Man visited the property in recent weeks and believes that it would be suitable as tourist accommodation.
