The development hereby permitted shall be commenced before the expiration of four years from the date of this notice.
The building may only be used as a private dwelling.
The facing brick work must be a dark brown or dark red.
All services including electricity and telephone where installed must be laid underground.
All plumbing stacks must be constructed internally.

The site lies on the Seaward (northern) side of Clay Head Road and represents a 2000 plot between two established properties - "Sea Cliffs" and "Geoy Valley".
The site has the benefit of approach in principle (PA 95/1674), with no especial conditions. The dwelling proposed is an uninspired split level bungalow which is single storey at the floor and two storey at the rear. The finish is a mixture of recalc and brick. It would appear to be lower than both adjacent properties.
