This statement relates to the construction of 17 no. general industrial units, parking \& hard standing areas and associated drainage on the former Parkinsons Yard adjacent to BCS House on Peel Road, Douglas.
This statement concentrates on three matters (i) the need to minimise the import and export of soil and other materials to and from the site (ii) the measures that will be taken during construction to minimise waste and (iii) the potential use of off-site pre-fabrication.
No detailed assessment has been undertaken at this stage to determine the amount of excavated material that will be created from the formation of the foundations, roads and drainage etc.
The proposed levels of the new development have been carefully considered at design stage, and the proposed development has been designed around the existing levels and topography of the existing site. Some localised cut and fill will be required along the south west banking; therefore reducing the required haulage to remove the unwanted soil.
The existing concrete bases located across the site will be grubbed up, crushed and recycled and use in the construction of the units and concrete road surface.
The developer will consider the following measures:
Off-site pre-fabrication construction methods will be employed. This will offer the potential to reduce waste and the number of delivery vehicles required.
It is not possible to give a comprehensive account of waste minimisation proposals at this stage. The nature of the development is such that there will be minimal amounts of spoil to be removed from the site. As indicated above, all practical measures to reduce waste in construction will be adopted.

This statement relates to the construction of 17 no. general industrial units and associated external works including storm and foul drainage systems, to include modifications to site entrance off Peel Road on the former Parkinsons Yard adjacent to BCS House on Peel Road, Douglas.
It is intended to indicate the measures that have been taken in the design and layout of the development to reduce the level of energy consumption and increase energy efficiency.
The assessment of the energy impact of the development is made under the main headings shown below:
The last three items will help to reduce reliance on and use of the car and could reduce the number of vehicle journeys locally.
The type of heating systems to be installed and the mechanisms to reduce energy use will be a matter for future consideration. The choice will be influenced by the need to reduce energy consumption.
As illustrated above, significant components related to the design and layout of the development have been considered, focusing on the need to reduce the consumption of energy and maximise energy efficiency.
The development will reduce energy demands of the buildings to a minimum, meet such demand by using the most efficient means of construction and promote walking and cycling as an alternative to the car.
