General Policy 2
Requires development in accordance with Area Plan zoning to respect site/surroundings in siting, layout, scale, form, design and not adversely affect landscape/townscape character or local amenities. Officer assessed the chimney removal against criteria (b), (c) and (g), concluding it respects the surroundings as the rear stack is minor and not character-defining.

Permits only development within Conservation Areas that preserves or enhances character/appearance and protects special features. Officer determined the proposal complies as the chimney does not contribute to character/quality and its removal would not harm the area, with front stacks retained and condition for matching roof repairs.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Matching roof materials
Once the chimney has been removed, the roof must be made good using materials to match those on the remaining roof. Reason: to ensure that the works do not have an adverse impact on the character or appearance of the Conservation Area.
