Dear Sir / Madam,
Re: Detailed planning application for minor amendments to previously approved PA17/00105/B, for the Erection of dwelling and detached garages at Ballacaroon, West Baldwin Road, Mount Rule, Isle of Man, IM4 4HS.
Detailed planning approval was granted for 17/00105/B on 22nd May 2017. The attached planning application proposes minor amendments to the approved plans arising from detailed considerations while progressing the building regulations application, before commencing work on site.
Work has commenced on site and the changes, to facilitate various needs and requirements, have been assembled into this application.
In general terms the positioning, size and style of the proposed buildings remains the same as previously approved, albeit the garage building has reduced in size. The extent of the residential curtilage remains unchanged.
The amendments can be summarised as follows:
House Elevations
- North Elevation
- Render bands added around windows to main block
- Porch design amended
- South Elevation
- 3no. roof windows added to main block

- Render bands added around windows to main block
- Window pattern to stone clad annex changed and timber screens omitted
East Elevation -Window pattern to stone clad annex changed and timber screens omitted
- Additional windows added to gable
West Elevation
- Additional windows added to gable
Garage
- The garage building has reduced from 4 cars down to 3 cars and has been reduced in size from 6,555mm x 20,315mm down to 6,500mm x 14,395mm. The garage building has been moved away from the western boundary, to work better with site levels, and also away from the front boundary due to its reduction in length.
Roof verge detail
- Parapet roof verge changed to traditional overhang detail, to improve weathering, as requested by property owner.
Loft access
- Fixed stairs added to provide safe access to the loft.
The proposed amendments have come about due to the construction detailing process and detail changes made by the property owner.
