Please take note of my objection to the above retrospective planning application which arose following my expression of concern to the Planning Enforcement Officer.
My objections include the following:
The applicant is a professional businessman and will have known that such a
structure required planning permission. The photographs that are used to support the planning application were taken in the winter of 2016/17 as evidenced by snow on the ground. The applicant has chosen to flout the planning system and the fact that the structure is now built should be disregarded from the perspective of granting planning permission.
The structure represents overdevelopment of the residential property of
Modena House grounds which is inappropriate for this part of Ballanard Road.
The structure appears modest in the context of photos submitted with the
planning application, but is overly large and ugly when viewed from Ballanard Road which is lower than the plot – see attached.
The siting of such a large “summerhouse” in the front corner of the plot is
illogical in the site context. The construction of the summerhouse as submitted is highly likely to lead to further applications for extension and change of use to a dwelling.
I hope the Planning Committee will refuse the application.
