Roof Replacement Planning Statement

Please find attached my planning application. This application is twofold. It considers a replacement roof tile and details the need to remove a rear chimney stack.
The Roof Tiles
We have an original roof on our house which is in need of replacing. The roof is currently made up of original rosemary tiles. I would like to replace the roof with tiles that will look as similar to those in place now as possible. I am proposing to use Tuscan Red Redland Duoplain concrete tiles which will give a finish identical in appearance. In Appendix 1 you will find an example of a picture of these tiles with supporting documents to show the technical data. I have also included in this Appendix, three photographs of a garage roof recently completed by our builders T E Leece and Son Ltd using the Redland Duoplain concrete tiles but in Rustic Red. After having analysed a selection of colours against our existing rosemary tiles, the Tuscan Red shade is the best match.
We will be replacing the existing concrete cast verge with interlocking PUCV DRV verge units. We will also be using a breathable membrane on the roof. Details of this can be found at Appendix 2.
The Chimney Stack
There are a number of chimney stacks on our roof, the one in question is to the rear of the property and serviced a bedroom. Previous owners of the premises had already blocked up this chimney and it has been unused for many years. It has significantly perished as time has gone on, with lead flashing coming away and failing, together with the render crumbling away. This has impacted greatly on the bedroom as the chimney has let in water significantly, to the point that the water is now running down the internal bedroom wall when it rains. In order to obtain quotes for these repairs four roofing companies visited our property and all recommended the best option was for the chimney and stack be removed. Subject to planning permission T E Leece and Son Ltd will carry out this work as part of replacing the main roof and will be able to match the finish to the other side of the house making it look symmetrical. At Appendix 3 you will find pictures of our house, the roof and the chimney in question, together with the neighbouring properties. (Mount Pleasant is situated between Chimneys and Cronk My Chree on the main road in Colby). Please note, this winter we had covered the chimney and stack in an attempt to reduce the rainwater ingress. The subsequent high winds have now damaged this cover which you will see in the pictures provided.
Additional Information
Currently there are two metal framed original roof windows fitted to the rear of the roof which have also perished through age. We wish to replace these with two Velux roof windows but they will be within the prescribed size donating that no planning approval is required.
