1.0 THE SITE - 1.1 The site is the curtilage of Andreas Primary School which sits in the heart of Andreas village. The school sits to the east of the A17 Burma Road and to the immediate east of the site is Ayre United's football grounds and clubhouse. The school building sits close to the road with a telephone exchange building within the frontage. - 1.2 The building is a modern one with mono-pitch roofed elements and brick walling.
2.2 The application seeks approval for a single storey extension to rear of school to create new Female pupil toilets and conversion of existing pupil toilets into Disabled WC/Shower & Store, including associated wheelchair access ramp & external steps. - 3.0 PLANNING STATUS AND POLICY
3.1 The site lies within an area designated as Primary School on the Town and Country Planning (Development Plan) Order 1982.
3.2 As such, General Policy 2 is applicable in this case, the relevant part of which requires that the proposal is visually acceptable and safe in terms of access. - 4.0 PLANNING HISTORY
4.1 The site has been the subject of a number of applications, none of which is relevant in the consideration of this application. - 5.0 REPRESENTATIONS
5.1 Highway Services have no highway interest (22.05.2023). - 6.0 ASSESSMENT
6.1 The proposal has no adverse impact on the appearance of the property or the safety and convenience of the use of the school. The works will increase facilities for the school and will facilitate better access to and from the building. - 7.0 CONCLUSION
7.1 Accordingly, the proposal respects the site and surroundings in terms of the siting, layout, scale, form, design of buildings and the spaces around and the character of the surrounding landscape or townscape complying with General Policy 2 (b) & (c).
